We Will Tell You If You Do Not Need One

Most Perth roofing companies sell restorations because a restoration is the biggest invoice they can write. We work the other way around. If your roof has a leak at one valley, three cracked tiles and a metre of failed pointing, that is a repair, and we will quote you the repair. You do not need us to clean and recoat the other 190 square metres to fix it.

That is the whole reason this business exists, and it is why our quotes tend to come in under the ones homeowners show us from restoration outfits.

But a restoration is sometimes genuinely the right call. When the deterioration is spread across the entire roof rather than sitting in two or three spots, patching it repair by repair costs more than doing the job once, properly. That is when we will recommend one, and not before.

When a Restoration Actually Makes Sense

From what we see on Perth roofs, a full restoration is usually justified when several of these are true at once:

• The pointing has failed along most of the ridge line, not just one or two caps. Once mortar is crumbling the length of the roof, re-pointing the whole thing in one visit is cheaper than five separate call-outs.
• Moss and lichen have taken hold across the roof, holding moisture against the tiles. This is common on shaded, tree-lined blocks in the older established suburbs.
• Tiles are porous or heavily weathered across the field of the roof. Terracotta and concrete both lose their surface glaze or coating with decades of Perth sun, and once that is gone the tile drinks water.
• You are seeing multiple unrelated leaks in different parts of the house rather than one traceable leak.
• The roof has never been maintained and is 25 to 40 years old.

When It Does Not

We will talk you out of a restoration if:

• The problem traces to a single source. One failed valley, one lifted flashing, one cracked tile. That is a leak detection and repair job.
• Only the ridge line has gone. If the tiles themselves are sound, ridge capping work on its own will fix it for a fraction of a restoration.
• A handful of tiles are broken after a storm. That is broken tile replacement.

A restoration also does nothing for a roof that leaks because of bad detailing. Cleaning and coating a roof will not fix a flashing that was never installed correctly.

What a Roof Restoration Includes

A restoration is not a paint job. Anyone quoting you a clean and a spray is selling you a coat of paint over the problem. Done properly on a Perth tile roof, it covers:

1. Inspection and quote. We get on the roof, photograph what we find, and tell you whether you need the full job or a repair.
2. High-pressure clean. Moss, lichen, dirt and oxidised surface material come off. This is done at a pressure the tiles can take, which matters more than most homeowners realise.
3. Broken tile replacement. Cracked, chipped and slipped tiles are swapped out. Cleaning a roof always finds tiles that were already broken under the growth.
4. Ridge caps re-bedded and re-pointed. The old mortar comes off, the caps are re-bedded where needed, and a flexible pointing compound goes on. Flexible pointing moves with the thermal cycling a Perth roof goes through instead of cracking straight back out.
5. Valleys and flashings checked. These are the parts that actually leak. If a valley iron is rusted through, it gets replaced as part of the job rather than sealed over.
6. Seal or recoat. Terracotta gets a clear glaze seal. Concrete tiles take a coloured coating. This is the last step, not the whole job.

Restoration, Repair or Replacement

The three get used interchangeably in quotes, which is how homeowners end up paying for the wrong one:

• Repair fixes a specific fault. Targeted, cheapest, right most of the time.
• Restoration brings a structurally sound but weathered roof back to serviceable condition. The tiles stay, the surface and the mortar work get renewed.
• Replacement is a new roof. It is the answer when the tiles or the structure underneath are beyond saving, and no amount of cleaning and coating changes that.
