Most Perth roofing companies sell restorations because a restoration is the biggest invoice they can write. We work the other way around. If your roof has a leak at one valley, three cracked tiles and a metre of failed pointing, that is a repair, and we will quote you the repair. When a Restoration Actually Makes Sense

From what we see on Perth roofs, a full restoration is usually justified when several of these are true at once:

  • The pointing has failed along most of the ridge line, not just one or two caps. Once mortar is crumbling the length of the roof, re-pointing the whole thing in one visit is cheaper than five separate call-outs.
  • Moss and lichen have taken hold across the roof, holding moisture against the tiles. This is common on shaded, tree-lined blocks in the older established suburbs.
  • Tiles are porous or heavily weathered across the field of the roof. Terracotta and concrete both lose their surface glaze or coating with decades of Perth sun, and once that is gone the tile drinks water.

A restoration also does nothing for a roof that leaks because of bad detailing. Cleaning and coating a roof will not fix a flashing that was never installed correctly.

What a Roof Restoration Includes

A restoration is not a paint job. Anyone quoting you a clean and a spray is selling you a coat of paint over the problem. Done properly on a Perth tile roof, it covers:

  1. Inspection and quote. We get on the roof, photograph what we find, and tell you whether you need the full job or a repair.
  2. High-pressure clean. Moss, lichen, dirt and oxidised surface material come off. This is done at a pressure the tiles can take, which matters more than most homeowners realise.
